Also in winter the climate is particularly mild, thanks to the sea breeze that arrives from the neighbour coast of Liguria (and also promotes the olive growing: in the property there are 30 olive trees).
The region has established a great reputation for its nature and gastronomy.

The property has been completely renovated in accordance with the typical style of stone house of Langhes in 2002 and 2007. Within the last restructuring in 2007, converting the old farmhouse into an B&B/Agriturismo, the antique structure of stone in sight, typical of the Langhe, was beautifully preserved.

The perimeter of the building is about four hundred square meters on a land parcel (cadastral) of about nine hundred square meters; unbuilt parts are paved; each room has about 25 to 30 square meters; the living room (salone) has an area of 70 square meters.

The residential structure consists in a great building prepared on three floors, with 9 great rooms, a saloon, a garage, a wine cellar and various pertinences.
There are five (bed)rooms, equipped with all services, actual available for guests, for an original and relaxing vacation in contact with the nature.

The actual owners part are: living room, bedroom (with fireplace), kitchen, cameretta, bath.
The guest part comprises five guest rooms, one on the first floor, four on the second floor; each room is equipped with private bathroom.

On the first floor, there is the entrance, a veranda (usually used to serve breakfast for guests ), a porch and a large panoramic sun terrace.
There is also a great saloon (with fireplace), a cantinetto, a place turned to laundry/bathroom, a portico with firewood oven and a barbecue.
On the ground floor there are two large rooms used as a cellar and garage/workshop and a portico below the terrace.

In each room there are points of fixed network and internet wifi and satellite outlets/satellite TV. An additional antenna to connect to the Internet via satellite is not used, as there is adequate coverage of band via cable. Each room has television receivers.

The heating of the building is secured by two LPG systems: a boiler serving the ground floor and first floor; a second boiler serving the second floor. The LPG is supplied in two containers (one on the ground, the other basement) of about 1,600 liters each.
All technological systems are compliant and certified .

The water supply is provided by the public network and by a well that provides water of good quality and works with an automatic pump, which also can be connected to the to the domestic water.
The drains are independent and based on legal septic tanks (Imhoff), with the separation of the black, gray and white waters.

The property is fenced and preserved by a thick hedge and it is accessed through a gate with ample parking spaces for five to six cars. Accesses from the house to the courtyard are two entrance doors, a porch (on first floor level), as well as garage and on ground floor on the back of the house.

Through a second gate, you enter a system of agricultural roads that lead to the various plots of the vineyard. The vineyards cover about two and a half hectares (one hectare of Chardonnay and the rest are Dolcetto and Nebbiolo). All the vineyards facing south and are naturally sloping.

The total area of the property is five and half hectares consisting of, next to the vineyards, olive trees, lawns, fruit trees, nut trees, vegetable garden with large asparagus patch and private field roads.
