This antique stone mill is situated romantically silent in the middle of nature and stands alone with no neighbors, but not far from a village. It is about 500 m above sea level in the midst of the cultural landscape of Liguria close to the coast, away from the large tourist streams and has beautiful surroundings and an intact infrastructure.

The secluded location of the property, with about 2650 square meters, guarantees peace and intimacy. The nearest neighbors are about 200 meters away, though not too isolated. It is less than 500 m from the village on a terminal residential street with no traffic.

Extensive hiking and cycling opportunities start directly from the house.
Quickly the seaside resort of Alassio is reached, with its sandy beaches, charming shopping zone and promenade, as well as art and culture. Ambitious golfers enjoy the course in neighboring Villanova. Shopping and market are nearby in Albenga.

The distinctive stone complex was originally an oil mill.
In the 1970s, with a penchant for living close to nature, it was restored by a german artist and converted into a residential building.
The historic stone masonry is completely unplastered and perfectly preserved on the outside.
Inside the walls are plastered, tastefully partially plastered in the living room. In the meantime, most rooms have been insulated and equipped with underfloor heating (not connected). The roof is good, windows and shutters are in good usable condition.

Access is via a small bridge that leads to a large entrance terrace in front of the house on the west side (approx. 30 sqm, partly with a basement). Part of this terrace in front of the entrance is being planned (including underfloor heating) to be integrated into the living area as a spacious entrance area.
You then enter the large living room (approx. 68 sqm), with a clear height of around five meters for the most part, and a special, antique open fireplace with a span of over three meters.
In this very large and high room, a mezzanine was planned at the rear side.
To the side of this main room there is currently a small kitchen (6 square meters), a bedroom with bathroom, storage room and hallway, as well as stairs to the upper floor. On the upper floor there is another room from which an upper sun terrace is accessible.
Next to the front door is the technical room with central heating, which is only accessible from the outside.

The house needs finishing inside, as well as landscaping and finishing the terraces.
Roof and facade are finished and in good state.
The land around the house can be designed harmoniously and idyllically with the three existing terraces, including the former cistern driven into the rock (historical water supply for the mill).
A small staircase from the sun terrace can integrate this cistern to the building complex. The difference in height is about four meters. The cistern, measuring around 12 m x 3 m x 1.5 m, could easily be used as a natural swimming pool.
There is a parking space in front of the house.

An overall interesting building that nestles into the profile of the landscape, with a lot of history and good opportunities to create a harmonious and individual property, which offers a lot of peace and natural romance. Also with expansion options.
